These terms govern your use of Adam Property's Property Management System (the "Portal"), which lets tenants register an account and report issues with their property. By registering for or using the Portal, you agree to these terms.
The Portal is for tenants currently living at a property managed by Adam Property. When you register, you must provide accurate information, including your real name, a valid email address, and the correct postcode of the property you live in.
Creating a registration does not guarantee access. After you confirm your email address, your registration is reviewed by Adam Property and may be approved or declined at our discretion — for example, if we cannot verify that you are a current tenant of the property stated.
You are responsible for keeping your password confidential and for all activity that happens under your account. Let us know immediately at adam.property.london@gmail.com if you believe your account has been accessed without your permission.
When you report an issue through the Portal, you agree that:
The Portal is not for emergencies. If you have an emergency — such as a gas leak, fire, flooding, or a risk to personal safety — do not rely on this Portal. Contact the emergency services and/or Adam Property directly by phone straight away.
Submitting a report through the Portal does not guarantee a specific response time or outcome. We aim to review and act on reports promptly, but response and repair times will vary depending on the nature of the issue.
You agree not to misuse the Portal, including by: attempting to access another tenant's account or information; attempting to disrupt or interfere with the Portal's operation; or using the Portal for any purpose other than managing your own tenancy.
We may suspend or close your account if we reasonably believe these terms have been broken, if your tenancy ends, or if your account is inactive for an extended period.
The Portal is provided on an "as is" basis. While we take reasonable care to keep it available and working correctly, we do not guarantee that it will be uninterrupted, error-free, or available at all times.
To the extent permitted by law, Adam Property is not liable for any indirect or consequential loss arising from your use of, or inability to use, the Portal. Nothing in these terms limits any liability that cannot be excluded under law, or affects your statutory rights as a tenant.
We may update these terms from time to time. If we make significant changes, we will update the "Last updated" date above. Continuing to use the Portal after changes take effect means you accept the updated terms.
These terms are governed by the laws of England and Wales.
Questions about these terms can be sent to adam.property.london@gmail.com.
